It’s no secret that consumers are online for everything in their lives, and homes are no different. Not only do home buyers search homes online first, but most often for several months – or longer – prior to reaching out to an agent or filling out a request for information form online. On sites like Zillow that display Multiple Listings Service (MLS) properties as well as For Sale By Owner (FSBO) listings, buyers are can search virtually all available properties on the market.
FSBO Properties Are 9-10% of the Available Properties
For Sale By Owner homes flutuate between 7.5%-10% historically as a percentage of available properties. The housing shortage in many parts of the country continues to be a problem. In the most desirable markets where people are migrating towards, the shortage can be most profound. Even in the face of uncertainty in our economy with higher mortgage rates and inflation our low home inventory still drives a balanced and even seller’s market. This low Supply & high Demand dynamic can make it a bit easier for home sellers to go it alone, or at least with flat rate assistance of a broker.
The MLS Puts Property on 1000’s of National & Regional Websites
There are very few relevant real estate websites that do not have current MLS data searchable on their site. While there are several FSBO websites, Zillow and others display FSBO properties adjacent to the MLS properties giving exposure to hundreds of thousands of properties across the country. This increase in exposure improves the likelihood that buyers will continue looking online and may even reach out directly to the sellers to view and purchase property directly. While this can be enticing to cut out an agent in hopes of saving a little money from the lower selling expense, direct buyers are not the norm.
Buying a home is a large decision and the due diligence required during the transaction to dot all the i’s and cross all the t’s cannot be overtstated – it can be daunting. Missing an important detail, inspection item or misinterpreting the comps can costs $1000s, or $10,000s. For this reason, direct buyers are less prevelant as a percentage successful FSBO sales because purchasing a FSBO home trying to save a few thousand dollars pales in comparison to the peace of mind that an experienced local buyer’s agent can bring to the table.

Since FSBO homes are broker assisted more than 85% of the time, we also explain how to communicate and provide compensation to buyer’s agents In order to create a profitable transaction. There are many reasons why buyer’s agency and Realtors in general are important to a transaction. For one thing, they have buyers qualified to buy now. Since the average consumer will move only 4-5 times in the their adult lives, buying a home is an unfamiliar process and can be a stressful experience necessitating the protection of representation. How many major purchases have been directly with the seller? If you think it is hard to haggle at a garage sale over a $10 item, how much hared is it to buy a $10,000 used car, or $350,000 home? Big or small, one or the other party will always have a taste in their mouth: “did I make the best deal?”.
FLIPSIDE OF THE COIN: Is the Seller A Being Cheap?
A good rule of thumb is to always put yourself in the buyer’s shoes. Among the seller’s overlooked considerations is “How will the buyers feel about the seller listing FSBO?”. If the sellers are perceived as being unreasonable about their asking price, they are more likely not view, or offer feedback, and check your home off their list. If the sellers are perceived as being cheap, the question of what else they may have skimped on in maintaining the home. Indeed, DIY projects can hinder a sale if they stand out as ameteur, unfinished or utilize poor material choices. If a candid buyer does ask questions, the process can become emotional and even heated scaring off one or the other party and killing any chance of making a deal.

Can I Enhance My Service or Upgrade Later?
Yes, you may enhance your service level at any time. Many of our customers have considered their level of understanding and ability to successfully market their properties sufficient to go with our basic MLS program aided by our comprehensive Seller’s Guide resulting in sales success. Some have determined that they needed more assistance on the marketing end and opted to upgrade to MLS+ Plus, while others determined that the best results would come from a full-service agent agreement.
Price Is Only a PART of Marketing!
Pricing right is as vital as is prepping the home. There are at least 41 steps – some small, some larger – to selling your home quickly for top dollar. More on that in our comprehensive Seller’s Guide included with your FSBO Listing purchase.
Not all home sales are created equal which is why pricing a home based solely on data is inaccurate and unreliable. The home up the street that sold for top dollar only 3 months ago was staged to hilt, had several desirable upgrades, sat on a larger pie-shaped lot, enjoys southern exposure, has a bigger driveway, better landscaping… AND, an interested buyer came along willing to pay for THAT home at THAT time. How does your home measure up? Is it upgraded, clean, staged, in good repair, nice landscaping, good exposure, smell nice?
What about other factors such Economic shifts, Interest rate changes, inflation fears, the cost of gasoline…elections. TIMING can play a vital role in selling. Both NET sale price and time on market can be hit hard by outside factors. In short, comps tell a good general story in giving us a basis from which to proceed, but the true market value is the buyer(s) earnest offer on paper, today.
